The travel industry is sucky right now and I've been unemployed for over a month. Thefore, I was taking real estate classes and have gotten my license so it's official: Licensed Real Estate Agent.

Bad news: commisson based and you have to give a percentage back to your broker, plus weekend/evening hours (gosh, I hope I don't have to miss any Cardinal games!)

Good news: You set your own hours and since the industry is on a downturn right now, a lot less agents out there.

On the other hand, I may just try to find a regular, full time job and do this part time. I'll have to see how it goes.

Real Estate isn't so hot right now either. :(

On the bright side, Linda and I will be looking into getting a house next year. We will keep you in mind for sure.

Try to get into the REO (bank owned) sales. It might take a lot of persistence and selling of yourself but if you can get in with a company that specializes in those you will be OK.

There are so many foreclosures and exponentially more pre-foreclosures that will keep that market strong for a long time.

Oh honey - that shipped sailed over a year ago! Most recently I was at the corp. travel dept. of a private company.

I can commiserate! I too got my license in the worst real estate market since the Great Depression. I am seeing some movement in first time buyers jumping on low house prices and foreclosures. Find buyers!!! Don't worry about listing. Buyers are what you want. Get all your friends, family, contacts to look high and low for people who are looking to buy. Good luck! :)

Prices are at rock bottom right now, and interest rates look to be going up. There's still 100 percent loans out there for good credit. Jump in now if you can. :) Good luck even if you have to wait a year. :)

The lending industry has really tightend up with the latest fiasco of 100% loans, giving mortgages to people who didn't qualify and those pesky ARM loans. New laws will now require loan originators to be licensed so half of them will be out of business (if they aren't already).

Lots of bargain hunters out there - but I'm leary of foreclosed homes. Most I've seen are in deplorable condition and title/ownership to the homes are sketchy at best (with no deed warranties!).

Many people who have taken care of their finances are getting investment properties for cheap thanks to the many who over-borrowed against their home values, etc.

Absolutely! If I had $50-60K lying around I'd buy something just as an investment!

The lenders are actually going back to what it took to get homes in the first place before the huge run up when policies were too liberal. They were down right way too tight with credit a while back, but they only make money when they loan money. It's easing a bit, but don't look for those no down loans at way too easy credit scores and other easy allowances. Banks will have to have more reserves, so they will be only making solid loans from now on.

I actually got a 100% loan in the middle of this bank fiasco, and at a killer rate, but my mortgage broker is the bomb! She's who I will be giving my business to if I can help it! :)

Just an observation, but with your experience in the travel industry and the likelihood you've made some contacts. You could possibly do well as a bussing coordinator for casinos.

I know places like Apache Gold in San Carlos have actually contracted people to pay commissions based on bus trips to Apache Gold.

With the increase in gas, bussing is easier for customers.
