The Hobbit, is it real?

So I downloaded the Hobbit teaser trailer off of Kazaa...supposedly this movie is coming out in 2006. It has Ian Mckellen (as Gandolf) in it and it is directed by Peter Jackson. So most of the scenes in this trailer was from Fellowship....but there were a bunch of scenes with dragons in them. I looked all over the internet including IMDB and nobody mentions the Hobbit being made or planned. About 10% of the trailers scenes looked original to me but I am almost thinking it is hoaxed and they took the dragons from scenes from Reign of Fire. I haven't seen Reign of Fire so I am not sure if this is true......download it and tell me what you think

Not real, but still cool. Ian McKellen is pushing for the Hobbit to be made.
