So when I become a snowbird in the next 10-15 years, which area is predicted to be the best place to buy a house for an old retired Cardinals Fan?

Probobly NW for you being a Cards fan. N. Peoria or around W. Deer Valley Rd and 67th Ave. right next to Legends of Arrowhead Golf Course. Nice area near everything on the west side of town.

northern avondale is pretty nice and they are going to spend millions on old town avondale - not to mention the future development off avondale blvd - there are some rough areas however

also college students usually don't factor in as residents or deriving an income from a census perspective ....... many still have their true legal residence at their parents home

finally, there is some serious wealth in the west valley - if you look at some of the places in palm valley, verrado, estrella mountain ranch and some of the cusom home sites you can see that it's not a bunch of poor people running around

College students are a weak argument for the west side, most of them are east by the major campuses

huh? - college students aren't an arguement anywhere because they don't exist for the most part, at least not where they actually go to school ...... you can pretty much take them out of the equation

i also wouldn't use the plural campuses out here - we have one major campus in the metro ...... however, if you look at the best school in the valley that is also on the west side - not that it matters though as we're all one big happy metro with enough good and enough bad to spread around

I live in the Sundance area of Buckeye off of I-10 and Watson Road. Nothing fancy, but definetely not a slum area. I used to live in Tempe. The biggest difference is the lack of upscale department stores. Otherwise we have all the amenities we had in Tempe and I can see the White Tank Mountains from my back yard.

Definitely a lot of house for your money over there. Plus its quiet. I drive by your neighborhood every Friday morning to go visit with the Walmart Distribution center (no I dont work for Wal Mart).

You guys are getting a ton of stores over in that area. Pretty soon, youll never have to leave Buckeye for anything!

Man, I remeber Buckeye as being nothing but farm land & truckline headquarters. I guess buckeye is booming
